Short answer

In 2026, Queensland price guides put house demolition at about $40–$150 per m². A single-storey house typically costs $12,000–$20,000, and a typical three-bedroom home averages about $17,000. Commercial demolition averages around $76 per m², and internal strip-outs $30–$150 per m². Asbestos removal, slab removal, and Toowoomba council and utility fees are usually extra.

These ranges come from Australian and Brisbane cost guides published or updated in 2025–2026, plus Toowoomba Regional Council's 2026/27 fees and Ergon Energy's 2026-27 charges. They are not Burke Industries' prices. This guide explains what moves a demolition quote up or down, what house, commercial and strip-out jobs cost, and the Toowoomba fees owners and developers often miss.

What drives demolition cost

1. Size, height and construction

Floor area sets the baseline, but construction type moves the rate per m². A lowset timber or fibro house comes apart quickly and much of it can be salvaged or recycled. Brick veneer, double brick, steel frames and reinforced concrete need heavier plant, more time and more trucks. Height matters too. Under Queensland's Work Health and Safety Regulation 2011, demolishing a load-bearing structure 6 metres or higher must be notified to Workplace Health and Safety Queensland five days in advance. Taller structures usually need staged, top-down methods.

2. Asbestos

Asbestos is the largest variable in most Toowoomba demolition quotes. Under the Work Health and Safety Regulation 2011, asbestos likely to be disturbed must be identified and, so far as reasonably practicable, removed before demolition starts. Brisbane guides price asbestos removal before demolition from about $1,500 for under 10 m², $3,000–$10,000 for 10–50 m², and $10,000–$25,000 for more than 50 m². Low density board, friable lagging or buried asbestos sits at the top of that range or above it, because it needs a Class A licensed removalist and independent air monitoring.

Asbestos also limits disposal options. Toowoomba Regional Council does not accept asbestos from commercial sources, so it has to go to a licensed facility.

3. Access and site conditions

A clear suburban block with drive-in access is the cheapest case. Costs rise with narrow access, steep blocks, shared walls, nearby buildings needing protection, overhead powerlines, trees to retain, and sites on busy roads that need traffic management. On commercial sites, work hours, noise and dust conditions, and staging around neighbouring tenants add time.

4. Disconnecting services

Services must be disconnected or made safe before demolition, and some fees go to the authorities rather than the demolition contractor:

  • Electricity. You request removal through your retailer. Ergon Energy's 2026-27 network charges are $485.15 for service line removal and $107.33 for meter removal, excluding GST, and retailers may add their own charges. Ergon aims to complete urban removals within 20 business days. Demolition cannot start until Ergon confirms in writing that the connection has been removed.
  • Water. Toowoomba Regional Council charges $500.85 to disconnect a 20–50 mm water service. Larger services are priced on application.
  • Sewer and stormwater. Council requires a licensed plumber to seal the drains. Council's drain alteration fee is $673, which covers two inspections.
  • Gas. Allgas abolishment is priced by quote through your gas retailer.

Allow four to six weeks for disconnections when you set your program. Ergon's 20 business days alone is about four weeks.

5. Council approval and fees

Toowoomba Regional Council requires a building works application to remove or demolish a building, usually lodged through a private certifier. Certifier demolition permits start from about $300 for simple jobs. Council's 2026/27 fees include:

Toowoomba Regional Council fee (2026/27)Amount
Council fee to decide whether a demolition or removal bond is needed$394.50 per application
Private certifier lodgement fee$63 online, $190 hard copy
Development application, demolition (code assessable)$3,420
Development application, demolition (impact assessable)$5,130
Heritage or Neighbourhood Character overlay+$2,565

Most demolitions only need the building works approval. Demolishing all or part of a State or local heritage place or a Neighbourhood Character Place generally needs an impact-assessable development application as well. That adds fees and, more importantly, months to the program.

6. Disposal, recycling and the waste levy

What happens to the material is where well-run demolition saves money. Toowoomba Regional Council's 2026/27 commercial gate fees at the Greater Toowoomba Waste Management Facility show the difference sorting makes:

MaterialGate fee per tonne (incl. GST)
General waste to landfill$289.00
Mixed loads with intent to recycle$246.80
Clean concrete (over 400 kg)$64.85
Clean earth (over 400 kg)$148.50
Scrap metalNo charge

Clean concrete costs less than a quarter of the general waste rate to tip. Material sent for recycling also avoids the Queensland waste levy, which in 2026-27 is $100 per tonne for general waste in the regional zone. Toowoomba moved into that zone on 1 July 2026. Contractors that separate concrete, steel and timber on site, instead of loading mixed skips, pass that saving into the quote.

Burke Industries takes this further by crushing concrete at its own Toowoomba recycling facility. On the High Street Plaza demolition, over 85% of all material was recycled and about 8,000 tonnes of crushed concrete went back to the site for reuse. That reduced both disposal costs and the fill the new development had to buy. It is one reason to compare quotes on how much material each contractor will recycle, not just the bottom line.

House vs commercial vs strip-out

House demolition

If the house was built before 1990, assume it may contain asbestos. Asbestos cement sheeting was used in many Queensland buildings before then. Expect $12,000–$20,000 for a single-storey house on a clear block, plus asbestos removal, slab removal if there is one, and disconnections. Highset timber houses can sometimes be removed and relocated instead, which needs separate council bond assessments.

Commercial demolition

Commercial jobs are priced per project, not per m², once you add structure, height, asbestos, services and staging. Brisbane guides put a small office of up to 200 m² at $30,000–$60,000, a retail building of 200–500 m² at $50,000–$100,000, and a large warehouse at $80,000–$200,000. Commercial demolition in Queensland must be done under a WorkSafe Queensland demolition licence. The only exception is the demolition of houses and their outbuildings without load-shifting machinery, pre-tensioned or post-tensioned components or explosives. An asbestos register or a refurbishment and demolition survey is the starting point for an accurate commercial price.

Strip-out

A strip-out removes fit-out (ceilings, partitions, floor coverings, joinery and services) and leaves the base building standing. 2026 guides put it at $30–$50 per m² for a basic strip, $50–$80 for standard and $80–$150+ for complex jobs. A 250 m² tenancy costs about $8,000–$20,000. Older ceilings and wall linings often contain asbestos, so check the register before you get quotes. Low density board ceilings in particular are friable and need Class A removal.

How to compare demolition quotes

  1. Licences. A WorkSafe Queensland demolition licence for anything beyond a simple house job, and the right asbestos licence class for the material.
  2. Asbestos scope. Is asbestos removal included, how much, and is it priced from a register or test results?
  3. Approvals. Who lodges the building works application, and who pays the bond and certifier?
  4. Disconnections. Which are in the price and which you arrange through Ergon, your gas retailer and council?
  5. Slab and footings. Are the slab, footings, driveways and paths removed, and is the site left levelled?
  6. Recycling and disposal. How much will be recycled, and where does the rest go?
  7. Exclusions. Hidden asbestos, contaminated soil, rock and underground tanks should be priced as provisional sums, not left open.

Frequently asked questions

How much does it cost to demolish a house in Toowoomba?

2026 Queensland guides put house demolition at about $40–$150 per m². A single-storey house usually costs $12,000–$20,000 and a double-storey house $20,000–$35,000. Asbestos removal, slab removal and disconnection fees are usually extra.

Do I need council approval to demolish a house in Toowoomba?

Yes. Toowoomba Regional Council requires a building works application, usually through a private certifier. Council also decides whether a security bond is needed, which costs $394.50 per application in 2026/27. Heritage and Neighbourhood Character places generally also need an impact-assessable development application.

How long does it take to disconnect power before demolition?

Ergon Energy aims to remove urban connections within 20 business days of a request through your retailer. Demolition cannot start until Ergon confirms in writing that the connection has been removed, so lodge the request early.

Is asbestos removal included in demolition quotes?

Often not. Many published prices exclude asbestos, which must be identified and removed before demolition. Brisbane guides add $1,500 for small amounts and up to $25,000 or more for large areas, and friable material costs more.

How much does a commercial strip-out cost?

2026 guides put commercial strip-outs at $30–$50 per m² for basic jobs, $50–$80 for standard and $80–$150 or more for complex jobs. A 250 m² tenancy typically costs $8,000–$20,000, plus asbestos removal if the register shows any.

Can recycling reduce the cost of demolition?

Yes. In 2026/27, Toowoomba's commercial tip fee for clean concrete is $64.85 per tonne, against $289 for general waste, and recycled material avoids the $100 per tonne regional waste levy. Sorting concrete, steel and timber on site lowers disposal costs.

When does demolition need to be notified to WorkSafe Queensland?

At least 5 days before demolishing a load-bearing structure 6 m or higher, before using load-shifting machinery on a suspended floor, or before using explosives, under section 142 of the Work Health and Safety Regulation 2011.
